{"id":942562,"date":"2026-01-16T11:53:00","date_gmt":"2026-01-16T10:53:00","guid":{"rendered":"https:\/\/gradski.me\/?p=909880"},"modified":"2026-01-16T11:53:00","modified_gmt":"2026-01-16T10:53:00","slug":"miskovic-sporiji-rast-cijena-nekretnina-pad-se-ne-ocekuje","status":"publish","type":"post","link":"https:\/\/tvpg.me\/en\/ekonomija\/miskovic-sporiji-rast-cijena-nekretnina-pad-se-ne-ocekuje\/","title":{"rendered":"Mi\u0161kovi\u0107: Sporiji rast cijena nekretnina, pad se ne o\u010dekuje"},"content":{"rendered":"<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prema njegovim rije\u010dima, iako se \u010dlanstvo Crne Gore u EU sve \u010de\u0161\u0107e do\u017eivljava kao izvjesno, njegov uticaj na cijene nekretnina nije dominantan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eCijene zavise od velikog broja faktora \u2013 ponude i tra\u017enje, kreditne politike, fiskalnih mjera, tro\u0161kova gradnje. Sam ulazak u EU nije presudan faktor, kako se \u010desto predstavlja u javnosti. Hrvatska je u prve tri godine nakon ulaska u EU \u010dak bilje\u017eila pad cijena nekretnina. Tek kasnije je uslijedio sna\u017ean rast. U mnogim zemljama najve\u0107i skok se de\u0161ava u pristupnom periodu, dok sam ulazak donosi stabilizaciju tr\u017ei\u0161ta. U nekim dr\u017eavama EU danas imate ni\u017ee cijene kvadrata nego u Crnoj Gori. Bugarska i Rumunija su dobar primjer \u2013 u Banskom, koje je turisti\u010dki centar, cijena kvadrata je ne\u0161to iznad 1.000 eura. Sam ulazak Bugarske u EU nije doveo do eksplozije cijena.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On isti\u010de i da je pogre\u0161na percepcija da stranci dominantno formiraju cijene na cijeloj teritoriji dr\u017eave.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eNa primorju postoji ve\u0107i udio stranih kupaca, ali u Podgorici i na sjeveru cijene prvenstveno zavise od doma\u0107e tra\u017enje. Samo u odre\u0111enim mikrozonama strani kupci imaju presudan uticaj\u201c istakao je Mi\u0161kovi\u0107.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prema podacima Monstata, prosje\u010dna cijena kvadrata u Podgorici u tre\u0107em kvartalu 2025. iznosila je oko 2.300 eura, ali Mi\u0161kovi\u0107 nagla\u0161ava da tr\u017ei\u0161na realnost \u010desto odstupa od statistike.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eU novogradnji je danas gotovo nemogu\u0107e na\u0107i kvadrat ispod 2.300 eura. Realna tr\u017ei\u0161na cijena je oko 2.500 eura, dok u luksuznim kvartovima i objektima ide i do 4.000 eura po kvadratu.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Stanovi u starogradnji prate novogradnju, ali uz korekciju za ulaganja.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eTro\u0161ak kompletne adaptacije danas je oko 500 eura po kvadratu. Zbog toga se cijene starogradnje u prosjeku kre\u0107u oko 2.000 eura, zavisno od lokacije.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Na primorju se cijene u velikoj mjeri izjedna\u010davaju sa Podgoricom ili je i nadma\u0161uju.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eU Budvi je te\u0161ko prona\u0107i kvadrat ispod 3.000 eura. U Baru ispod 2.500, dok u Tivtu i Kotoru, naro\u010dito u prvim linijama uz more, cijene dosti\u017eu i 5.000 eura po kvadratu\u201c, navodi Mi\u0161kovi\u0107, dodaju\u0107i da je Ulcinj i dalje najpovoljniji, sa cijenama oko 2.000 eura.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ipak, interesovanje stranih investitora je u blagom padu, \u0161to se zasad nije odrazilo na cijene.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eMnogo \u0107e zavisiti od politike Vlade, poreskih mjera i zakona o strancima. Investitori veoma pa\u017eljivo prate stabilnost propisa.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">U Nik\u0161i\u0107u, gdje se kvadrat kre\u0107e oko 1.400 eura, dok u novijim objektima ide i do 1.800\u20131.900 eura.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kola\u0161in je, prema Mi\u0161kovi\u0107u, do\u017eivio sna\u017ean investicioni ciklus zahvaljuju\u0107i auto-putu i programu ekonomskog dr\u017eavljanstva.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eNakon ukidanja tog programa, tra\u017enja se zna\u010dajno smanjila. Cijene su se stabilizovale na nivou oko 2.000 eura po kvadratu.\u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Na pitanje da li postoji prostor za pad cijena, Mi\u0161kovi\u0107 odgovara oprezno.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201eNe o\u010dekujemo zna\u010dajan pad cijena.
